ANNUAL MEMBER’S MEETING
NOVEMBER 16, 2010

I. CALL TO ORDER
The meeting was called to order by Mr. Steve Peck Community Management Group at 6:10 pm.
Mr. Peck introduced Sam Gogliuzza, Community Management Group.
II. PROOF OF MAILING AND ESTABLISH QUORUM
Proof of meeting notice and establishment of quorum was verified by Sam Gogliuzza and placed in the minute book.
III. WELCOME AND INTRODUCTION
Mr. Peck discussed how the association works especially when it’s still under the
Developer control. He discussed how the pro forma budget contemplates a build
Out of the community to avoid special assessments in the future.
Mr. Peck read a letter from Community First Bank to Harbor Homes regarding
The Amenity Center a copy of which will be placed in the minute book and made
A part of the minutes.
IV. QUESTIONS FROM THE HOMEOWNERS
Question: Is parking allowed on the street or lots.
Answer: According to the Legal Documents no parking is permitted on the street
anytime.
Question: Why don’t we have our street light as yet?
Answer: Street lights are usually activated when at least 5 homes in that area are
closed and occupied. This is usually dictated by SCE&G.
Question: Stop sign was removed as you come into the community.
Answer: Sam will investigate.
Question: Can the grass be cut down in the other Phase undeveloped areas.
Answer: Sam will contact the developer to see what can be done.
Question: When will homeowners take over the association?
Answer: The By-Laws of the community dictate when this occurs.
Question: Sidewalks are needed from Antler to Rhonda.
Answer: Sam will ask the developer if this is part of the plan.
